The Estate Collection is a division of our company that handles properties $450,000 and over. The reason for the $450,000 number was two reasons. One is we feel that any property in our area over this price range will be able to market the properties on websites that handle high end properties such as LuxuryHomes.com, which we joined up with in the spring of 2007. The second reason is having a number that is an even number such as 500,000 limits our sellers to feel like that have to stay over a number even though they want or need to drop their price.
